P & L ASSOCIATES has provided utility review and billing services to Upper Midwest commercial property owners and management companies since 1991. Early on, and by request, our company expanded to include tenant sub-meter billing of utilities which soon became a primary part of our business. This expanded service has enabled time and cost savings to management while providing their clients with more accurate and verifiable utility billings.

P&L Associates is the “easy” button for Capital Partners by providing accurate and professional reporting and billing we send to our tenants.

OUR SERVICES

Electric

  • Onsite sub meters are read to collect usages or usage can be manually calculated from which the tenant invoices are prepared.
  • Individual invoices are created for each tenant using current utility rates.
  • Every utility bill is reviewed to assure rates are appropriate for each period of use.
  • The Power Factor is monitored to make sure it meets the utility company requirements saving billing fees.

Natural Gas

  • Onsite sub meters are read to collect usages or usage can be manually calculated from which the tenant invoices are prepared.
  • Individual invoices are created for each tenant using current gas rates. Rates are verified each billing period.
  • Monitor control periods, noting when alternate fuel is used. Usage is verified and invoiced appropriately.

Water & Sewer

  • Onsite sub meters are read to collect usages or usage can be manually calculated from which the tenant invoices are prepared.
  • Individual tenant invoices for water, sewer, irrigation.
  • Water rates and charges are verified at each billing cycle.
  • If there is irrigation service on the property with no separate metering we will work with the city providing the service to install separate metering to identify irrigation usage.

Steam & Chilled Water

  • Some cities provide these items for downtown property locations.
  • If so, we can provide the
    above referenced services in this area also.

Our systems can provide meter tracing for all utilities at your properties. Direct billing by utility companies often does not match tenant spaces, especially in multi-tenant office warehouse facilities. All invoicing is done monthly or quarterly in accordance with the utility company cycle. Accurately invoiced utilities in multi-tenant buildings guarantees full reimbursement to building owners and managers.

Our systems can also provide tenant histories of usage and invoicing. If requested, we will sit down with your tenant to review and resolve any questions that arise regarding their utility costs.

In short, working both with and without engineering staff on site, our systems are custom designed to maximize collection of full utility costs at your properties.
